Mobilization: Immediately following the notice of contract award, RDB Management and Construction begins the mobilization process. Construction trailers and temporary facilities, including water, electric, communications and site security are set up.
Management: RDB's experienced personnel manage, supervise, schedule, and coordinate all activities. Regular progress meetings are conducted with the owner, architect and consultants to monitor the schedule, resolve conflicts, and ensure budget compliance. All insurance certificates required for the project are obtained before work begins and are kept current until all phases of construction are complete.
Safety: RDB's site personnel schedule safety meetings to ensure a safe work environment. It is mandatory that each specialty contractor working on site conduct their business within the printed guidelines of ADOSH and OSHA. Safety is always highest priority on any project.
Cost Control: RDB works diligently to maintain stringent cost controls. To accomplish this goal, RDB works closely with the owner, architect and entire team to define the complete scope of the work for trade participation. Once construction begins, costs are monitored on a trade-to-trade basis and reviewed against the original budget. As specialty contractor invoices are received, they are reviewed for accuracy and incorporated into a detailed billing summary for the owner/architect approval. Each month, RDB obtains lien releases from all contractors and their suppliers requesting payment. If changes occur in the contract documents, RDB identifies their cost impact and monitors each against the original budget. RDB analyzes and negotiates subcontract change orders to ensure accurate quantities and pricing prior to submission to the owner for approval. Change orders are written to the specialty contractor and the project budget is updated.
Project Closeout: The RDB team is persistent throughout the construction phase to minimize callbacks and punch lists items. Should any warranty issues arise, RDB responds quickly and efficiently to correct problematic conditions. The entire organization is structured to ensure a complete and highly successful project.
